Pasco County’s Land Development Codes are aimed at protecting the safety and quality of life for the residents, merchants, and visitors within our community. You may not be aware that roof over docks are, in most instances, prohibited along the coastal water ways in Pasco County.

Pursuant to the Pasco County Land Development Code, Section 1001.4.B.2-3, roofs, overhead coverings, walls, enclosures, and other similar, visual obstructions are prohibited on docks, lifts, piling, or similar structures built over the water.

Exceptions:

  1. The roof or overhead covering was constructed on a dock pursuant to a Dock Permit issued by the County and existing prior to June 1, 2010.
  2. The roof or overhead covering was built on a privately owned inland water body and erected in accordance with the permits required by this section of the Land Development Code 1001.4 B 2-3 and Chapter 18 of the Pasco County Code of Ordinances.

  1. Total removal, no demolition permit is required.
  2. Show proof that the covering was placed before June 1, 2010.
